Handling a repair report in UnitCare, from alert to fixed

The flow in one line

New report → read it → message the tenant if you need more → Mark in progress → arrange the fix → Mark as fixed. The tenant is kept up to date at each step.

1. A report comes in

You get an email and, if you've turned them on, a phone alert. On your dashboard the property shows in red if there's a new problem. Emergencies always go to the top.

Open the property to see the report: what's wrong, how urgent the tenant says it is, their photos and how to contact them. Tap a photo to see it full size.

2. Ask for more if you need it

Press Message to write to the tenant. There are quick replies for the common ones, like "Could you send a few more photos?" or "When are you home so someone can take a look?"

If the tenant left an email address, they get your message by email and can reply with text or photos from their phone. If not, they see it on their tracking page. Their reply appears under the report, and you get an alert.

3. Mark it in progress

When you've booked someone or started dealing with it, press Mark in progress. The property turns amber on your dashboard, so you can see at a glance what's handled and what isn't. The tenant's tracking page shows "Being fixed".

4. Mark it as fixed

Once the work is done, press Mark as fixed. The tenant gets an email to say it's done, and the report moves to the Fixed tab. If the problem comes back, press Reopen or the tenant can reply on the same page.

5. Everything is on record

Every report keeps its full history: when it was reported, every message and photo, when you started and when it was fixed. Press History on a report to see the timeline. On Pro, you can print the whole repair history for a property or save it as a PDF. That's useful for deposit disputes and inspections. Why records matter.
